This site lies on the north side of the Regent's Canal near Kingsland Basin. The area is being transformed, through the redevelopment of outdated factories and warehouses, into a mixed commercial and residential neighbourhood.

The scheme consists of 27 flats, including family homes, over ground floor employment space. All the flats are for affordable shared ownership. The appearance reflects the local context of canalside industrial buildings; it has robust masonry facades with regular openings in deep reveals. The top floors are rendered.
