This scheme occupies a prominent one hectare corner site on the Edgware Road
in Barnet. Our challenge is to create a high density residential neighbourhood in a fairly low density area, and to replace a complicated and costly earlier proposal by a previous design team with a simpler and more viable approach. One taller 16-storey element on the corner of the site is complemented by six-storey mansion blocks wrapped around a large shared garden; and mews houses around the internal edge of the site provide a transition to the surrounding family houses.

The scheme will create around 310 mixed tenure homes, including 20 mews houses,
and flats ranging in size from one to three bedrooms, as well as commercial space at
ground floor level.

Planning permission was granted in January 2011, and the scheme is now under construction.
